Needs List

These items are required and should be emailed or faxed asap.

  1. Copy of Driver’s License (not expired) for applicant and co-applicant.
  2. Copies of W-2’s / 1099’s for 2 years; (3 years if CalHFA CHDP)
  3. Copies of 2 years Federal Form 1040’s all pages and schedules. (3 years if CalHFA CHDP)
  4. Employment history for the last two years (address any gaps of employment);
  5. Copies of paycheck stubs for the last 30 days (most current);
  6. Documentation supporting moneys received from social security/retirement trust income, i.e. copies of direct deposit bank statements, awards letter, evidence income will continue.
  7. Copies of checking and saving account statements for last 2months (all pages all accounts)
  8. Copies of quarterly or semi-annual statements for checking, savings, IRA’s, CD’s, money market fund, stock, 401k, profit sharing, etc.; (All pages, all accounts) Residency history over the last two years. (cannot be PO box)
  9. Rental property(s) – copies of lease(s), mortgage statement(s) and fire insurance policy(s).
  10. If Refinance will need for Subject, Copy of Note, Insurance information, Mtg. Statement & if FHA closing statement
  11. Any assets used for down payment, closing cost, and cash reserves must be documented by a paper trail;
  12. Fully Document ALL deposits into checking or savings, if we cannot paper trail funds we cannot use it towards the down payment or closing costs – it will be disallowed, cash is not acceptable.
  13. Gifts must be fully documented and should be deposited directly into escrow not your account. (we can advise on case by case basis)

SELF-EMPLOYED BORROWERS:

  1. Relocation Agreement if move is financed by employer, i.e. buyout agreement plus documentation outlining company paid closing costs benefits;
  2. Previous bankruptcy, need copies of petition for bankruptcy and discharge, including supporting schedules;
  3. Divorce Decree / Child Support Order if applicable;
  4. Fire insurance on new property – who will you be using.

DOCUMENTS NEEDED FOR FHA/VA LOANS:

  1. FHA: Copy of social security card signed
  2. VA: Original Certificate of Eligibility and copy of DD214 Discharge Paper;
  3. VA: Name and address of nearest living relative
